Really big box that are merchandising type stores have been getting crushed for about the last 6 years so nothing new about that to those in the business.

Also p.o. boxes are cheap, have them send a check or money order.

Old folks would go to the bank, open their box, use the scissors they kept in the box to clip the bonds and go collect their money from the teller. 

All of us who are outside the box see super young rich players going bankrupt within a year of exiting.

Before all the stuff from bedrooms got moved to living and kitchen area, we had 600sq ft (living room and kitchen), and now that entire space is occupied with boxes from bedrooms and closets!

I manage the marketing campaign, maintenance, rent collection, roofing, appliance repair, all electrical work from the breaker box on out, and any plumbing that does not involve the sewage system under the ground. 

Was a rebound deal as we were falling out of another contract and needed to meet our 1031 timeline (we didn't settle though just to fulfill the 1031 timeline...it checked all the boxes).

It'll be good to not have cities competing with one another by giving away taxpayer money to build big box stores.

Also, appraisers are fine but they have to live within such regulated box that they sometimes fail see the real comps and especially fail to where additional value can be derived.
