Chances are in todays lending environment you are going to need to put some capital down, even if you are buying a place with a lot of equity. 

You are capable of doing much of the insulating work on own for a fraction of what a vendor would cost as can buy closed cell insulating foam kits and self install, and I am betting are going to need a LOT of it so I'd say save $10k and do what can on own there.
