You really, really should sit down with a local RE attorney for an hour so they can educate you on the local procedures, risks and strategies for foreclosure auctions.

Chalk it up to a learning experience and create a new procedure to ensure this doesn't happen again. 

I have the books and I'm trying to read them (very exciting stuff) between studying Virginia and Federal Civil Procedure (boring) and Algebra (more boring!) 

I just don't know the procedure if you have a 'free and clear title' (minus the tax items), and the title with personal liens against it.

While we know the general facts and circumstances, and I remind all that probste laws are state specific and even those statutes can be affected by local rules of court procedurally, we don't know the case. 

The case manager stated i will not get October rent as they cant justify paying for someone who doesn't live in the unit.Do i have to follow abandonment procedure or since he told his case manage he skipped, can I just clean out and move on?

Learn about the procedure in Virginia, post the necessary notice and go hire a lawyer that does evictions.

There are ways to do this that make it seem "routine" and "just part of the procedure that must happen when people sign a lease with you."
