@Jacob Pereira Sorry to revive an older post, but I had the same strategy (FHA instead of VA) but found that since the market is quite competitive now (mid 2016), sellers have the luxury of selecting buyers that use conventional instead of government loans.

In the finished lower level (all above ground) I added a bedroom and turned what was a crappy half bath in to a luxurious pimp bathroom.My potential issue is that the work was all done without permits and the tax assessor's website doesn't reflect the correct # of bed's/baths.Will I have to market the house based on tax records and then have the buyer see the extra added value on their own?

The poor get their tax returned, the rich buy luxury items and pay luxury tax, they buy more things paying more in sales tax, they own more valuable property, thus pay more in property taxes, and they earn more so they pay in the highest of tax brackets.Enough is enough.All the morons in CA foolishly passed Prop 30 which increases all our taxes in CA.
