I've had my share of real estate misses, but this proved out an investment thesis to focus on smaller properties in well-managed buildings in great neighborhoods.

I've used templates from BP and other sites like Avail as a start and then asked my attorney to incorporate additional language needed for MTRs like the utility caps, monthly cleanings, etc. 

Looking at a few projects and open to sharing GP if something comes together.

I should be clearing $1800 after they take their share.

For me, it's a great tool to keep track of communication with leads efficiently and allows me to share any voice or text communication with my clients as necessary.
