If you choose to go that route, then ideally, you'll want a consultant to come in and test (to prove that the problem is/isn't isolated to the area with the obvious mold), and you may even want them to write a "scope of work" to complete the remediation (mold tear out language).

When an owner calls you 6 months after a payout and wants to know why $67.94 was pulled from rent (I say this because this is an actual call that I received), you want to be able to pull the file that has the invoice and ideally, have it uploaded into a property management system like Buildium for owners to find.
