I have seen some absolutely amazing 300-350 sf apartments in places such as New York, Hong Kong and Tokyo which have the functionality of apartments that are 700 - 900 sf.

Took about 3 months and we got the price we wanted/even a little more than what realtors we had come by said we could without the ridiculous 7% commission - we didn't get the traffic in terms of serious showings that I thought we would have but I like their search function better than the other FSBO sites (you can search easily by school district) and their pictures were pretty good.

I've had different rate structures from hourly, a contingency meaning they get work based on an outcome, on a retainer basis, paying so much over time even if you don't use them, per function, like X dollars for a closing and a salary, but I don't think newbies will be having a staff in-house attorney.Even a brand new attorney out of law school and who just passed the Bar exam can probably do any contract in residential settings.
