@Cody Evans by qualifying I really meant just verifying some basic things like no recent change of ownership and that there's apparent equity in the property.As far as negotiating goes, the only person I would really recommend is John Martinez and his company Midwestrev .

I meant to add there have been many threads here on how to find deals.

There are many metrics that go into figuring those numbers and it is a very fluid number with many footnotes of what got counted and how.  

Some will go buy their own which is no problem but some will rent and after about 7 months the set is paid for and the rest is gravy.When I started out, this meant the difference between paying the mortgage and not.
