On my favorite building I own, a small multifamily near Wash Park, it was cash flow negative the first full year as I made improvements and turned over the under-rented units, but now it cash flows very well.

That means your family, your friends, your co-workers, your schoolmates, people in the same groups...sports club, frat, church or whatever.   

My favorite area is Oceanview, all areas however are excellent around here. 

And even with all that stuff, I can safely say Storage is my favorite asset class on the planet.

In contrast, indoor facilities, including restaurants, workplaces, offices, choir, indoor sports, birthday parties, prisons, religious ceremonies, funerals, and other large gatherings pose a serious challenge.

Questions: Why are you making an offer for sport? 

Looking into using a software to manage 10-20 units, I know there’s a lot off different softwares out there, so I’m curious who has had success with any of them. Ive read good things about Cozzy and Buildium
