But according to my inspection report the mold was their when I bought it and the health department states it's from both a clogged drain and a dryer improperly installed

One was located in the right rear section while the other was in the left rear section.PlumbingSome of the hose spigots were inoperable and this should be corrected.The hall bathroom tub was slow to drain and should be cleared by a plumber.ElectricThere was a double tap observed inside each main electrical panel that should be further evaluated and separated by an electrician.The kitchen outlet(s) were not GFCI protected and should be updated.

There is quite a long list of things that are and are not included but the nature of it is that they will diagnose any problem and they will supply parts and fix most things related to any kitchen or bathroom plumbing situation as well as much of the stuff buried in the walls, supply and drain.

The lot, to me, is a liability and i have some strategies to try to get at least the tax from the land, but for the foreseeable future it will be a -  drain on the cash-flow from the leases.I think offering what is fair and will work is the best plan. i don't like the lowball strategy- i'd rather partner with everyone I work with and make every deal a win-win.

During the walk though I found several old signs of previous problems that seemed to have been "fixed" (old leaking drain lines and frozen water lines, etc..).

The backyard has a extra tall chain link fence and the house next door has a pool that's drained but is loaded with huge rocks and has really tall shoots of grass you could see growing in a swamp.
