@Jay Hinrichs thanks for the information i had my doubts and was weary about it, i even tried calling the number he provided, and he didn't have a personalized message, it was one of those weird automated messages which doesn't state the company name or anything useful. i would think any lender would want to have some sort of personalized message. i will continue my search for lenders as i have prospective deals in my path currently.

I have got lot of prospects that are intersted but to my surprise all of them have bad credit scores - mid 500s to low 600sTypically in this situation I would expect them to put in a higher - 3 month rent as security deposit but so far every prospect has declined to put in a higher depositWhat do you do in this sitation ?

In reality your monthly expenses may fluctuate considerably (especially if you find a good value-add deal) and your returns will not be a smooth as predicted, especially for the first few years.This is why finding a deal with appreciation prospects is important as well.

I think MF repositioning is going to expand and grow as the market flattens out or declines from a home building prospective (US housing starts).
