The only place I lived where the train noise was horrendous, was a house I bought on the Canadian border in WA. 

It's an unoccupied duplex in a so-so part of town (but on the border of a good school district, which was part of the appeal.)

Unless you own a cemetery, which by the way is a good investment, a deceased person does not pay dividends.

@Sue Kelly, we are right on the Oregon/California border, in Oregon. 

This isn't to say Inglewood is crime free, hell my car was stolen a month ago, there have been some residential break ins, and gangs exist, but that's true for all of Los Angeles, especially middle to upper class areas bordered by crime and gang plagued areas.
