Big  box is more left to the REIT's, insurance companies, and pension funds that can buy in bulk and if one store goes dark they can portfolio average the rest to stay profitable.

I think your absolutely right; don’t let your emotions over shadow logic.

I would like to shadow and partner up with wholesalers within NJ and PA.

I brokered almost all REO deals to survive during the dark years. 

Make sure you go with an inexpensive dark tan, or brown, it will last much longer.

There are sections I would not go after dark.  

Once the seller is out of the picture, there is no dark cloud that follows the property. 

The cleaning isn't going to get done by itself,, and a clean building KEEPS tenants,, a messy, smelly, dark burnt out lighted hallways sends them packing. 

Currently I feel like I am being left in the dark and that scares me because we want to get our REI careers rolling (which our PM is aware of), and the first step is to get a good tenant.
