Hello BP Community,I started my direct mailing campaign targeting apartment complexes between 5-100 units. 

I'm looking at buying a shopping complex, however the current owner won't allow access to the rent rolls for the units on the property.

I've got a great income, great credit score, but no home ownership experience and no knowledge regarding financing options for buying apartment complexes. 

If I could start over again and if the bank would have loaned me that much money, I would have started with a duplex myself or would have tried to buy a small apartment complex.  

These propertyies at 1609 W Glendale..They have an existing PM that manage all of the 146 units in the complex...

You will certainly be shut out of desirable large Metropolitan areas and wind up concentrating where anyone can do a GRM, CoCR, 1% rule, etc. which are really, non-sophisticated, non-complex calculations.Once you can understand and use IRR, you can evaluate ANY Investment.If you want to evaluate only Cashflowing Investments using IRR as an example, you set up a series of cashflows which only has the `10 annual Cashflows of the Investment over the 10 year holding cycle.

He has written a book about small apartment complexes which is pretty Good.
