The way I see it we have the following options:1.Buy another SFH, Duplex, Triplex, or Quad using our own cash and a LLC Bank Loan - $20yr amort, 5 year term 6.5% rate a.Least amount of risk b.Less complicated c.Slowest growth – takes more of our own cash, and restricts the size of the building/investment2.Use debt financing at 8% in addition to our own cash to purchase a larger building using a combination of the above plus our LOC at 8%.

The house three doors down is under contract at top of market price with the same cabinets but painted white with new tile counter.I need to redo the counter and would like to make the cabinets a little bit more modern.

As two of the most important areas of the site -- the forums are where discussions happen and the marketplace is where users can advertise and solicit (where commerce happens on BP) -- we felt that they needed their own distinct areas.We've also eliminated the old "tools' menu item and combined it with our resources menu.Overall, the idea is to make the most important areas more obvious to our users, and we believe that this change does that.
