I'm going to start implementing your method to create a higher threshold and have that nice boundary where I know I will be comfortable with.I truly appreciate the insight, Nicole!

If I can’t comfortably hit that I’m not interested in the work.

I know I will be getting a comfortable rent and this property will be rehabbed, making it rent quickly.

I have run scope of work on projects I submit offers on and had them not get accepted and yes it was a lot of time but it helps be get comfortable with numbers.

I was able to move into the house once I got it more comfortable and the best part is my girlfriend helps pay the mortgage!

I also am very comfortable with the financing of single family deals!

You likely just meant in general.For loan try your friends or family as they are those that already know you and have a level of comfort to possibly extend a loan to you for something like this.Others that have million to tens of millions get tons of opportunities thrown at them each week so this is not likely to garner a high level of interest and attention.

I'm comfortable building them in Atlanta but don't know much about building them on the coast. 

Obviously, the best approach is to select tenants that can comfortably withstand a small increase each year so they can't claim this, but circumstances can change.
