These are a few things that struck me when I read your post:While it's good to be careful and analytical when running your numbers, the specific details you gave above regarding cap rate, etc. aren't accurate.

It also helps with the more obscure issues of "the old landlord let me pay on the 10th with late fees" or "I handle snow care (on my SFD) for a $50/mo reductions" or "so and so always provided window air conditioners in the summer".

Just read the contract carefully and ask about anything that seems too high.

But I have enough of an understanding to give me the confidence to go for another LIHTC property if I wanted to.

That 2% rule would be a good rule to live by if you want to see positive cash flow.Then you have to go find a market you may not be familiar with and immerse your self in that location and get comfortable with the people you are going to work with.Two big takeaways I learned at my local real estate meetups are:1 - Nobody cares as much about your Sh** as much as you do.2 - Next!
