Hello Tatyana,I think that there is a lost art of Seller financing currently, I think that you can make the argument that seller financing is safer than buying a CD in a bank. 

@Albert Bui  I have done quite a few sub too's and I have had a few called. even though they were current... we of course just cut checks to pay them off.Where sub too becomes a disaster is when the person buying it then sells on contract to a sub prime buyer who then goes on to default.. and the person who did the sub too sandwhich does not have the means to make payments during the foreclosure process and or has the money to prosecute the foreclosure..

We don’t have much cash on hand to buy and fix up our next property.

I've had great success this year by purchasing the company (LLC or Corporation) that holds the property rather than buying the property directly.

For example, you want to buy a duplex for $400k and after spending $25k in renovation, what would be an estimated but accurate ARV?

I thought i would be buying real estate  that already existed. how would you approach investing in this yet to be built projects?

Whenever I see someone detail goals of reaching number of doors and utilizing section 8 rentals, I immediately assume you are buying low barrier real estate.

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.
