For #2, after reading your article, it was eye opening and matches with Brandon's comments on LLC. 

We have attorney's, escrow accounts, and financial payment certifiers, however opening a dialogue somehow feels slimy now...      

- What are the steps after seller has signed the document (via DocuSign or whatever service you use) - do you go to title company and open escrow?

I am not too interested in REITs as they are still on the open market.  

I need a new bank where I can open up a pile of business cehcking accounts to operate Cincy properties.In my dream world, that would be a bank that has branches in Cincy, Southern California and the South Coast of Massachusets.

But my eyes are always open for anything that will create a good ROI!

I only had to do one open house the first week I listed it instead of running over there multiple times to do individual showings.

Or if your primary has any equity go open a HELCO to cover the money needed and once the refi is done paying it back?
