There is a couple month's notice before the inspection,  and we are assured that no drawers are opened.

Other people have different strategies - but you are assured a very nice cash flow with 5 paid off properties (plus the accumulation of more potentially).

The usage of such a property is also subject to conditional use approval by the Village, however I was assured by Zoning that it's reasonable to assume one could obtain this approval, unless one has a history of criminality, tax delinquencies w/the village, etc. 

definitely  get into a pre approved position  so that 1) you can be assured of what you can  qualify for and  2)  be prepared to make a solid offer on any property that  becomes  available

There’s no point in getting an appraisal now unless it’s for your own peace of mind to assure you got the deal you think you did.

they assured me that ill come in less than my offer but you never can tell.   

I think you are confusing me with Raul, the original poster.I am not sure if you have experience running a business, but I can assure you making rules to protect a business PRIOR to a problem occurring is really the best way to protect a business.
