In an arrangement like this, they'd also have to pay for any damages caused by guests, light maintenance, etc., which would again align your incentives and make them extremely careful with vetting potential guests.

This basically provided a pre-arranged authorization from the city that would allow us to rebuild a 4-plex contrary to the current zoning (but all codes would have to conform to current building codes).

She has no lease.I read somewhere on this forum that in the absence of a written lease, judges typically will consider this arrangement an oral month to month agreement.I toured her apartment and it was very clean, uncluttered, and she was very well mannered.

I've had two couples break up and in both cases it wasn't a big deal- one found a subletter to help cover the rent for the least few months of the lease, the other had qualified with just the boyfriend and the other roommate, then the girlfriend moved in, so it went back to the original arrangement when they broke up and she moved out.Do have something in place in your lease stating what happens if someone wants to move out, you'll need to cover the rent, security deposit, and that all remaining roommates need to sign off on a replacement tenant and that the new tenant would have to pass the background check as well.
