I currently 100% owner of a prime piece of lakefront property on a very popular lake with very limited lakefront availability. 

In Florida HOA’s are required to carry policies with replacement cost, Actual value is not allowed by law.

My properties cash flow well now but not all of them did immediately when I purchased them, and actually the ones with the best cash flow have had the worst overall returns.

I am debating adding an actual rough offer into my letters, as I think sometimes calling or writing and essentially asking if they have considered selling almost always gets a no because the owner assumes you will lowball them, like most other investors. 

i think it is very difficult to live off of the 'cash flow' from long term rentals, and it takes either a handful of quality, paid off properties or 10-25 leveraged properties depending on your market.making back your down payment in 2.5 years is actually really good - which makes me skeptical of that deal =) you can post the numbers here if you want.finally - check this thread out. 

I'm actually shocked how low life this company is to imply that you needed them to invest in a self directed fund.

If no construction lender can get comfortable with you as the builder (aka principal, sponsor) regardless of you hiring a well-qualified GC, then maybe the solution is to give some piece of the equity to another builder/principal who would oversee the GC, and whom has the track record to satisfy the lender.

I am actually in Enola, PA, but my wife and I with my in laws just bought a 2nd home in SC and I will be spending a good bit of time there.

Also, this year of 2022, the actual deadline is Monday, April 18th, thanks to an obscure holiday.Where can I find a great accountant to prepare my taxes before the deadline and avoid an extension?
