I rented a 4-bed house in Royal Oak, then got 3 roommates that I charged each 30% of the rent, so they covered most of my  rent.You can do the same if you buy a house:1) More rooms the better, if renting to fellow college students.2) Can YOU live in the basement?

The manual entry of numbers has moved to an automated model with accurate ARV, Cap Rates, etc.

@Kevin Rodriguezif you take out an owner occupant loan, then you do; talk to your loan officer for more details.

If you can walk into the deal with some nice equity then it gives you more options in case you want to get out of the area.
