In that case, wouldn't the exemption for notes secured by a home mortgage apply because the buyer of the partial stepped into the shoes of the seller?

Currently, our net worth is tied up in a pretty big chunk of equity in our Glendora home (bought it 10 years ago, and have it on a 15 yr fixed now), and a large of amount of stocks (that have done very well for us) we invested while my wife worked in Starbucks corporate for 10 years.So, now I'm looking to diversify and increase cash flow by purchasing 1 or 2 SFH rentals this year.But not here in Glendora.

I don't know if you use standard AIR leases, but note that in there is the following wording: "the Base Rent stated herein is NOT tied to square footage and is not subject to adjustment should the actual size be determined to be different".

But, an IRA or 401k of the Wall Street variety (common model) is equally tied up as far as your access, and even more restricted because of the limitation on publicly traded investments only.

We decieded that we needed to give the future tenants a backyard so we had to pay an excavator to dig out the yard and build a railroad ties retaining wall and pull off the 2 decks and replace them with cement patios and put a fence there to give each tenant a private patio area and that cost at least an extra $4,500?.

That means you can't wholesale a contract that is not assignable without specific consent by your seller to allow just anyone off the street to step into your shoes and perform your obligation to pay.
