when we do the initial walk through with them, we usually ask their plans, and if they plan on satellite, we let them know our preference (e.g. pole mount in yard).

I think the reason is that your refi bank prefers not giving you a big, fat check, which makes them very nervous.

Since our background for 35+ has been new construction production builders, we prefer the term redevelopment versus rehab or gut rehab.

In retrospect, I would have preferred to not claim these expenses against my income and simply pay the higher tax bill, than to get a tax deduction and reduce my mortgage qualification amount by a decent amount.

Especially since I'm investing in KC from out of state, I prefer properties near very good schools (like in Blue Springs), which should keep my house values stable if not appreciate slightly more than ones in less desirable neighborhoods.
