Mostly jeans, work boots etc, middle aged working class from what I notice touring that neighborhood.One concern is the lack of documentation/ non-notarized.

The tenant just needs enough info to uniquely identify the account holder (such as full name including middle initial, or name and address)  Unfortunately they no longer permit cash deposits by non-account holders for regular checking accounts.

Usual scenario, we meet in the middle, and I am happy with that.

re: Kansas City, most people don't know it's really just one metro area... just happens to be divided down the middle by the state line.

I've noticed that if a property manager is buried with a 100 broken air conditioning calls in the middle of August, 10 flooded basements, or out showing properties all day,  the other non-emergency inquiries tend to go on the back burner until they can come up for air.  

She paid May's rent in the middle of April and just gave me June's rent yesterday morning when I went over for a small leak she was having in the kitchen (Easy $5 fix.

Literally across from the street from a decent middle school, half mile from a high school.
