A home that needs work on the foundation, new walls and a new roof will be more expensive than a home that needs only a bit of TLC or fresh new paint.Let's break down home renovations in three categories:Cosmetic:Cosmetic repair is a type of repair in which the house only needs a bit of TLC like new paint or a new appliance.

The units in one of the buildings had a very noticeable slope to the back.I brought in an expert, an estimator from a foundation repair & building leveling contractor.

I'm a one income household and am looking build a solid foundation for my family before I take on more risky investments. 

I currently have no money saved up so I plan to use the rest of this year to build an educational foundation and save money.

I refine this method on every deal, and it is definitely work, but so is dealing with a hard money lender or line of credit, and I would rather do the work upfront and assure lenders of a solid investment foundation.  

My point of stating my experience is to help people understand that I know what I'm talking about... if the fact that I'm already doing it isn't enough foundation to stand on."

The foundation of our fourplex has the eroding limestone and mortar issues, and it's time for us to re-enforce the existing basement walls and stop the deterioration.
