I don't know much about the rental market in this area, but I know that at least three houses on my street are being rented.I'm entertaining the idea of taking out a HELOC and putting $20k down on each of those two properties.

When you're on a market and you get an offer that is 10.8% less than asking, you're going to do a price reduction FIRST before you entertain the offer to see if there are other buyers that don't want to kick tires.  

I wouldnt think social media would be useful in that instance since Social media for the most part is consumed for entertainment.

Lots of industries work like that, music, entertainment, etc.  

Michael that is a pretty hard deal to beat, I appreciate it.Ha I just flew in to Roswell New Mexico, not the most thriving metropolis, if anyone knows something entertaining to do here besides chasing aliens, let me know.

This has been one of the most entertaining threads I've read in a while!

Looking back on this deal, I wish I would have had my hard money lined up and would have entertained the idea of flipping because I could have doubled my profit....fear just gets in the way sometimes.  

Okay, entertain yourselves. 

It's a risk profile I no longer entertain.
