Whoever a contract is filled out and signed by both parties, does that contract absolutely specify what the terms are, or can the state where the contract applies override the terms in the contract? 

In order for that assignment agreement to be a valid contract, there needs to be consideration (i.e. some sort value or benefit exchanged between the parties).

Once a seller and buyer is found and you come upon an agreed price, terms, etc, with both parties.

When issues like this arise, you need to get super hands on and take matters in to your own hands to hold all parties accountable, or find new accountable parties. 

When one party funds the deal, and the other party manages the rehab and manages the property (self manage) if a rental it’s typically 50/50.

I had a favourite going in to this analysis but after doing this, I actually went with something that was not my favourite because it was frankly better for my business.Personally I settled on Buildium as it has a robust feature set, has a strong and very active roadmap (after acquisition by Real Page) and is Canadian friendly (for the most part). I

Once we've fluffed the house a bit, we will refi, pay off the HELOC, and go around again.All of the delayed financing options I've found specifically state that any cash from a third-party must be a gift, and you absolutely cannot use the proceeds to pay off a private loan for the original purchase. 

The tough part is finding the folks in forbearance since this isn't public info.
