Hello, I'm going to look for my first investment property this weekend and I could use any advice of what to look or watch out for when buying a single family buy & hold.  

When you count days in attorney review, you do not count weekends or legal holidays and attorney review can be extended if agreed to by both parties.

So I bought the late night Carleton Sheets course and I dove into the material.Over the next 3 years we made 1 weekend trips per year back to visit family in CO, and bought five 3bdrm/2bath homes using a HUD loan on a foreclosure, and assuming 4 mortgages, with each deal only requiring about $1,500 down.

The weekend following the closing, Terry had already started the demolition.

Do something productive this weekend.  

I gave it some thought over the weekend and decided to drop the deal using that broker, I don't believe I was being taken seriously.  

Depending on the time of year, return flights from Sydney to the Midwestern US can run from USD $1500 (right before Christmas last year) all the way through USD $4000 for a peak season last-minute purchase.In the end, I guess I would simply say don't underestimate the amount of time it would take or the amount of frustration an investment from such a distance can (and inevitably will) cause. 

But generally if you look at all the listing in Philadelphia as a whole for an random weekend in December, the numbers remain high, around $400 night on average. 

When he cited that the hall ceiling needed to be repainted, guess who spent the weekend doing this while the tenants sat and watched TV.
