You may be better off marketing this to a contractor owner occupant as a lease option giving credits for $ they put in toward purchase.

The bank might not want to put in writing that they are waiving their right to acceleration (due on sale) b/c of regulatory issues.

Essentially then, you shoot for a bank appraisal of $650ish, and then your mortgage is appraisal minus whatever gift + cash you can put in.

I put in 114,000 and only ended up getting out 90,000.

For the vacation rentals, I usually put in higher quality upgrades, wood floors, tile bathrooms, crown molding, treated ceilings and quality blinds. 

So I'm a little embarrassed about this, but....I put in an offer on what would be my first investment property -- was so excited!
