You will receive a closing disclosure summarizing everything before close and you should validate it’s correct.

I have set up some pretty specific searches for clients based on areas they want to buy/invest, age and type of homes, features, price, days on market, even types of utility service and such (gas, oil, electric), etc.

REASON... they need to eat and get paid while they are chasing all this down.. cost money for gas , car, etc etc. 

It is four acres away from a gas station and McDonald's and a shopping center on the same road.

And it also helps to have someone who understands your situation and startegy to validate your deal before you make an offer.I set up MLS Portals for my clients so they can browse inventory and have real time data, which basically gives them MLS access for their target area.

If you could make a case where it would save time/gas/response to map a route where they reload there it may just work.

As to utilities, AC is not needed (chicago in November lol) and HVAC is not installed till later so gas wont be needed for a while.

Threatening to break the law (at least here in AZ) by refusing to submit an offer isn't a valid negotiation tactic.
