If you're buying directly from a home-owner, check for HOA liens, they can be substantial and lead to foreclosure.It is also critical that you view the HOA's reserves, upcoming plans for repairs/renovations, and look into any past and possibly future increases in HOA dues.

I've seen LOTS of REALLY BAD influence ratings here on BP, but I have to say that yours seems to be the worst I can recall.I suggest you look way down at the bottom of this page to see links for the user agreement and terms of service and terms of use to avoid those things that are detrimental to your BP influence score.
