Is there some way that we can do a sliding scale where it starts at the point we think is a reasonable finish time (maybe 3 months) around 50/50 split and then the longer it takes it goes more toward his favor (maybe moves to 45/65 at six months)?

I did not pay subsequent taxes and it was sold on the next tax sale to another unsuspecting tax deed buyer that bought it for far more than I paid for it.I was also close to buying another piece of property and i was willing to pay over $250,000 but I found out that it was given as an easement to a conservation society.

I hear ya.What you have to watch for is if that leads to complacency and people slack off on their due diligence, let code issues slide (until the inspector calls 'em on it), don't plan for asset protection (until the lawsuit hits and then it's too late), ...Actually, what we say in our group is, "RE is easy - it's just not simple."
