It's almost impossible for it to have come from your tenant because a bullet wouldn't go straight up and come straight down.

But if you do your homework ahead of time then you are ready to strike when the deal shows up and when you see it, you'll know it.

Fortunately through YouTube has taught myselfI’ve taught myself how to do all of the above so when I have people quitter they can’t do it I jump in do it myself as far as materials the same here I just make sure I order two months ahead of time

I do advertise it because it is a major benefit to some LP’s, but I’m not sure how someone can ethically say what your describing with a straight face.

The current cost of capital and inflation ahead are in your favor here.- Could you take the money that would go towards a down payment on that house and invest it in a rental property that helps pay your rent?
