If you are looking for the services of an attorney, and I always recommend having one when property is being transferred for the purpose of making sure the Deed of Title is air tight and the transaction goes smoothly, then I would recommend seeking out the Lawyer Referral Service of your state's Bar Association.

Even if 9 out of ten go smooth and you saved on lawyer fees that 1 bad deal could break you.

You might also consider having your wife contact the lender and let them know the tenants you inherited with the purchase are being difficult and you're attempting to occupy the property but it isn't going as smoothly as you'd hoped.

Would be curious to see how other's who are  far from their properties go about finding a housekeeper or two to keep things going smoothly.

Commercial is definitely something that strikes my interest once I get comfortable and have my systems running smoothly and understand the process more thoroughly.

So the short answer to your question is...you should focus on both especially since it seems you have a gameplay for your REI career.You mentioned you are not 18 yet.

I have used Weeks before for my personal residence and I had a smooth closing with no delays.

Like others said, your vacancy rate may not be consistent, but if you hold for 5, 10, 20 years it should smooth out over time.

So far the process has progressed smoothly.
