Too many sellers are asking for prices based on the park being at market rent for 100% occupancy.

One unit is a 1/1 rented for $900 and the other is a 2/1 that could rent for $1,200-1,300.

There are known "aggressive breeds" that constitute a combination of size, temperament, etc. to form this list of aggressive breeds which would theoretically be more of a liability.I also settled on a pet deposit, not a pet fee or pet rent. 

But they're not compelled to stay or accept the rent increase either.

But it's walking distance to the beach, in a great location, and had tremendous potential as a STR (which was the primary goal) and huge upside for appreciation.The only things I would rule out, and would advise my clients to consider walking away:  Major basement water problems, significant structural issues, and evidence that prior work was shoddy, or that work was done to cover up a bigger problem. 

Just find out the city ordinance is required if you rent any unit for 180 days or less, then you need to pull a permit.

I work at a Warehouse Developer that builds from ground up, then rents them out and manages everything so I get to see a lot of sides of Real Estate. 

I said there was no reason to sell the property (as rent would easily pay the mortgages, taxes, and insurance).

After all contractor work is done in 10-12 months would than want to rent it out.Thanks
