Louis investors have a recommendation for a quality accountant/CPA and a real estate saavy lawyer?

I'm new to photography, but I take my time and try to make a high quality photo.

I've inherited a cash flowing section 8 lease with (what looks to be) quality tenants. 

Do we invest in a 3-4 unit older home with good rental history but probably needs quite a bit of maintenance (and might not attract the best quality tenants at the rental price point) or do we go with a newer duplex that is basically turn-key but doesn't have a rental history because both sides were owner-occupied?

But be selective and buy quality over quantity.  

Also most deals with higher COC that I come across are lower quality products. 

The goal is for him to slowly replenish the complex with more quality tenants.

I'm guessing those folks either don't know they're not permitted, or simply don't care.Driving faster than the posted speed limit seems to be pretty popular too.
