Very general question so difficult to provide precise answers.First, maximizing ARV: Knowing the market conditions and competition is crucial.

Much more precise way to explain to someone who isn't licensed.

No one goes into a deal expecting it to not perform well of course.Would definitely review the legal documents, Operating Agreement and Private Placement Memorandum as others have mentioned.

I still believe the filtering could be more precise and I continue to strongly believe they should update their loan type options to better reflect the marketplace. 

Still looking for suggestions on a property management company that can help with a tenant placement service.  

@Kim Herrick I don't manage my own properties for precisely this reason.

It's a good market and a good time of year.PM fees run about 14-18%/yr by the time the dust of a turn, Maytage man repairs, overrides and placement settles. 

I would shoot for 4-6 units being turned over each year.If your up for it, hit up CL and find a real estate agent you like and pay them the placement commission, but they have to manage the building for free.
