I have no debt (car paid off, no credit card debt, no student loan debt) and pay no mortgage on my current home, so the $3k is unburdened cash. 

That's what I kind of figured, but I know my car loan would accrue additional interest every single day after the 1st until it was paid.

In 6 years $40k of my student loans will be relieved with the Public Service Loan Forgiveness program (since the university is considered public sector) and during that time I can take advantage of a university-paid master's program (once I figure out which one will best suit my goals).

I will probably get pre-approved by the end of this week.
