Without it, you're really relying on other people's perceptions.

Hello in 2021 my partner and I bought an apartment in FL.The main purpose of the apartment was to invest our money to have it saved for our son to go to college.We have been renting this apartment to a family member who has been paying less than what we pay for mortgage and HOA,so we have been taking money out of pocket to cover expenses and so on.I decided that even thou the purpose of buying it was for college,I’ve had enough taking money out of my pocket to pay the HOA and expenses.My question is if I should sell this apartment or if it would be worthy in the long run to keep it and meanwhile just keep paying the HOA and expenses.Renting it to another person is not an option.

If you do, you risk getting bad reviews even if you warn people. 

I have noticed a trend over the pasts 10 years where more and more of the people have zero involvement in the day-to-day operations of the property and are only raising money.  

I have 50+ people on my contracting company only working on the houses I buy and am speaking from that experience starting with zero contractors less than 3 yrs ago and having been burnt very had multiple times throughout the process. 

You can have (2) people on the same loan or more. 

I personally would never invest money in an area that I didn't know, with people I didn't know, in a business I knew nothing about.

I have heard lot people put property's into an LLC for protection from lawsuit but they have multiple properties 5+.
