Without diving too deep into your situation, When I see you wanting to leverage other properties and borrow more money for the down payments, it make me wonder if you do not have a lot of cash on hand right now. 

I applaud your decision to dive in, but (forgive me for stating the obvious) you'll tie up a lot of cash if you put 20% down on a property >$1M.

They avg $100-200 per night and from talking to other owners there, it is full atleast 70% of the year.

Sure, we get kids checking car doors at night but that's about it.

It doesn’t happen over night but it will eventually happens if you stick to it.

To my suprise, when I drove the area it was like night and day.

I would be technically living in the home, but I would rent out every room anyways because I stay at my girlfriend's most nights.
