We would really like to purchase an owner occupied multi fam unit (2-5 doors) in Spokane or Coeur D' Alene and live in while continuing to airbnb or long term rent mine in Spokane.

I think you'd find it difficult to get where you want to go with your $85k and I don't think use of those funds for that purpose puts you in a good risk profile with regards to capitalization and exposure, personally.ID of a multi-family that you can rent out...

@Edison ReisHomeowners are allowed to cultivate up to 4-plant, what Tenants are allowed to do will depend, to some degree, on what amendments / interpretation of the Residential Tenancies Act in your province.We updated our leases over a year ago to add cannabis to our prohibition on cultivation of any crops (food, tobacco, cannabis or commercial) within buildings.

Hey BP,I just finished reading Financial Freedom with Real Estate investing by @Michael Blank and looking to pick up another book multi family/apartment related.

That's itIf I could go back I would have spent a little more time focusing my capital on acquiring smaller multi family and understanding the power of a 1031 exchange.

I have a construction back ground so right now I am using the Brrrr method and plan on moving from single family to multi-family.
