That being said we use lines of credit primarily as a bridge loan to either buy and flip something or to buy something we plan to refinance with a more traditional mortgage product in the short to medium term.

@Andreas Mirza I'm a big believer in IRR as a metric, but it's only meaningful over at least a medium-term (multi-year) time frame. 

I'm slowly replacing the old style tv's with smaller or medium sized HDTV when I find a bargain.

The houses are just the medium thru which we work. 

I would also encourage you to develop a Business Plan as well as realistic short term, medium term, and long term goals, with realistic timelines, for completion, attached to each goal.
