If you don't have the funds, then you should look into assignments. 

As the broker repping the selling, I always caution sellers on offers with high price and low EM.

Other avenues to find contractors include: reviewing the neighborhood for signs of contractors already working in the neighborhoods that you are targeting, asking the town/borough for contractors that pull lots of permits (aka get hired a lot) in your area, as well as inquiring withe local Home Depot/Lowes early in the morning and seeing who is active.

A better option though when you are young is to buy low down house hack but you need a salary to get conventional mortgages.

There's a difference, and that difference is how they benchmark cost of funds and interest rate risk from a balance sheet capital perspective. 

But I also spent a lot of time learning before I did my own projects and had time and funding on my side.
