If you want to have a good idea of how the bond/note market operates taking a course like this can be invaluable.I'm not sure how many (IF ANY) of the "note buyers" that send me postcards make any money at it.

What ever it is I’m over it and ready to make some deals..Now I realize that the market is a bit screwed up right now but I know one thing a good deal is still a good deal and I find them weekly, I just need help securing them.First things first I pay almost $800 a month for rent and storage and that’s ridicules, I don’t have to much cash because all I have to buy and sell with is about 5-8K and without it I can’t operate plus I’m sitting on 10k in inventory.

I don't need the equity from the townhome (although it can help to reduce debt load) to buy my next home.I like to get some feed back on whether it makes sense to keep this property or sell it and keep the money either in cd, stocks...and look for other rei.RegardsChuckThanks for your input.

2. speculation projections - if it's a breakeven property now with conservative numbers - does that offset the fact that speculations indicate large equity growth in the near future3. your operation funds - what you have in the bank to manage the property and possible negative cash flow4. experience - you or any partners you may have that have done this before.this is just a quick snapshot.

From the HUD appraisals I've seen, it's still based on comps in the area although this often doesn't seem to take into consideration the condition of the house.I've walked through torn-up dumps that needed 30-50K in work to get it back to normal and I've seen near pristine houses loaded with tons of upgrades for the neighborhood.I occasionally find the perfect storm of well below appraisal and in great condition in a neighborhood I think will pop in the near term.
