Does anyone know of a builder's risk/vacant condo insurance that does not exclude for theft/vandalism?

One of the strategies being deployed in East Garfield is to provide fully furnished rooms with internet and washer/dryers and rent by the room to graduate and medical students as the area is not that far from the Medical district. 

As a side note,  it doesn't seem like the margins are very good if you are spending $450,000 on the hard construction, still have carrying costs (debt service/loan origination, taxes, builders risk insurance and general liability) and have to include the subdivided parcel which presumably decreases the value of your current home.

I would make sure you have a solid plan and exit strategy if you are using a credit card to do this.
