Many investors are familiar with the concept of cost segregation studies and may have even had studies performed on their properties.

In most areas it is more cost effective to rent than to own (unless you want to be house poor). 

I find that converting the property into a duplex is a lengthy and costly process, and I want to start renting it legally without going through a long process, because I've spent for rehabs and don't want to put in more for now.

Most products just don't cut it.

Once you add that 3rd & 4th night to the cost, it's too expensive for those types of groups.

I don't think the "final" cost are the same or even close but I could be wrong. 

Its a great way to blend investing and saving on cost of living in a pricey market.

I do have an umbrella policy to cover all my assets but that has nothing to do with what replacement cost is to having full coverage on a property.ThanksDaria
