If you are in this for the long haul, form your company (we use a LLC), create an Operating Agreement, get you financial statement together and start hitting local mom and pop banks for mortgage loans or commercial lines (they'll work with you to structure what is best).

BTW, I could go for a lower interest rate with the money down, that too can effect my return and it's an easy point to make, $X down and I can go to Y%.So, yes, I use the market value as the primary price point, I discount the that price on repairs and/or use a discount to arrive at the financing terms.This works well in my market, especially with landlords moving to retirement.

I use a local company to remove asbestos siding and it is roughly $1/sq ft which includes everything from he state license to haul away and disposal.
