I'd follow the general rule of thumb that inspections should occur at times when tenants do not have a reasonable expectation of privacy, as in typical business hours.Setting an exact time frame and asking them to repair before the scheduled checks may prove to be a recipe for cheap cover-up repairs and well rehearsed answers to walk-through inspection questions.

I purchased a program on real estate, rehab and flipping recently and one of the "perks" of the program was consultation/foot work for opening an LLC (I of course have to pay the applicable state fees).However, in my introduction forum I got the impression that an LLC was unnecessary and maybe harmful to start with.

There really is no harm in trying especially if "the zoning map on their site shows it is residential (and it still does)" You have clear proof of the documents you relied upon and unless there is a disclaimer on the zoning map, their error has caused you a quantifiable loss.
